## The property

- The Maples on Cedar, 1200 Cedar Avenue. 64 units, 5 floors, elevator, built 2019.
- Leasing office: Mon to Fri 9 to 6, Sat 10 to 4, Sun closed. Self-guided tours by appointment until 8 PM.
- Replies are signed by the leasing agent on shift. Today: Riley.

## Rules for every first reply

1. Answer the question they asked first, with the real unit, rent and date from the availability sheet.
2. If the unit they asked about is leased, say so in the first line and offer the closest open unit.
3. Offer two tour times from the open slots.
4. Ask one question, and only one: "When are you hoping to move?" Skip it if they gave a date.
5. Fair housing: describe the property and the units, never the people who live here or who "would fit". No comments about families, age, religion, disability, national origin or any other protected class. Assistance animals are not pets and carry no pet fee.
6. Never say an application is approved or will be. Screening is the same for everyone and is done by the office.

## FAQ

- **Pets?** Cats and dogs welcome, 2 per unit, no weight limit, breed restrictions per our insurer. $40 a month per pet, $300 one-time pet fee.
- **Utilities?** Rent includes water, sewer and trash. Electricity and internet are the resident's.
- **Parking?** One surface spot included with every unit. Covered parking $75 a month (waitlist). Three-bed units include two spots.
- **Laundry?** In-unit washer and dryer in every two and three bed. Studios and one beds share the laundry room on each floor.
- **Lease terms?** 12 months standard. 6 to 9 months at $150 a month more. No furnished units.
- **Individual leases?** No. One lease per unit; every adult on it applies.
- **Income requirement?** Gross income of 3 times the rent. Self-employed: last two years of tax returns or 6 months of bank statements.
- **Application fee?** $50 per adult. Holding deposit $250, applied to the first month.
- **Move-in special?** One month free on a 13-month lease for move-ins by Dec 15 on two-bed units only.
- **Tours after hours?** Self-guided tours until 8 PM with an appointment and photo ID.
- **Storage?** Lockers $35 a month.
