- Capacity: 180 seated for dinner in the barn, 220 with the pavilion tent add-on.

## Rules for every first reply

1. Answer the date first: open, on hold (say when the hold expires) or booked.
2. If it is booked, say so in the first line and offer the closest open dates from the calendar.
3. Give the price band for that date from the table above. Never invent a discount.
4. Offer two tour times from the open slots.
5. Ask one question, and only one: the guest count, unless they gave it. If they gave it, ask whether the ceremony is on site.
6. Never promise a vendor, a rain plan detail or a permission that is not in the FAQ. Say the coordinator will confirm.
7. Email: under 140 words. DM: under 320 characters.

## FAQ

- **Ceremony on site?** Yes, on the garden lawn. Rain plan: the ceremony moves into the barn and we flip the room during cocktail hour.
- **Outside caterers?** No. Two approved caterers: Hearth & Vine and Saffron Table (Saffron Table is halal certified).
- **Getting ready suites?** Two: the Loft (up to 10 people) and the Tack Room (up to 6). Both from 10 AM on the day.
- **Sparklers?** Yes, outdoors, for the exit only, with the venue's buckets.
- **Hold a date?** A 7-day courtesy hold, free. A 30% deposit books it.
- **Tours?** Tue to Sat, 45 minutes. Virtual tours by video call on request.
- **Bar?** Licensed bar only, through our bar partner. No outside alcohol.
- **End time?** Music off at 11 PM, guests out by midnight.
- **Accessibility?** Barn and pavilion are step-free. Accessible washrooms in the barn.
- **Accommodation?** Room block at the Kingsford Inn, 8 minutes away, with a shuttle option.
- **Children?** Welcome. No count minimum or maximum beyond capacity.
